Of Yufu's 39, 25 are in Hasama. 25 in Hasama, 13 in Yufuin, 1 in Shonai. Two thirds of everything on the market is in Hasama, the part that touches Oita City.

Prices run from ¥3,800,000 to ¥70,000,000, with a median of ¥24,800,000. Eight (21%) are at or under ¥10,000,000. The dearest, at ¥70,000,000, is in Yufuin, and the cheapest, at ¥3,800,000, is in Shonai.

The median build year is 1999, and 11 (28%) were built on or before 31 May 1981. 28 of the 39 meet the newer earthquake standard (June 1981 onwards).

🔴 What tells most is the difference in plot size. The median across the city is 213 square metres (about 64 tsubo), but Hasama is 199 and Yufuin 650 (about 197 tsubo). Yufuin is more than three times bigger — for the same twenty-odd million yen, you are buying something entirely different.

And then the elevation: 29.7 metres to 654.4 metres. The temperatures in §6 are the normals for the Yufuin AMeDAS (about 450 metres), so at a house in Hasama it is warmer than that. What to look at first in Yufu City is the faults, the river and the slopes.

🔴 Water here means the Oita River. The city writes: "the rivers rising in these mountains form the Oita River, which flows east and west" — water off Mt. Yufu and Mt. Kurodake becomes the Oita River, crosses the city and runs out into Oita City. The built-up area sits on the river terraces along it (in the city's words, "from the centre eastwards spread the foothills and the river terraces of the Oita River"). 🔴 And then the mountains. Of the city's 319.32 square kilometres, from the north round to the south-west run mountains of the 1,000-metre class such as Mt. Yufu and Mt. Kurodake. Summer nights. Yufuin has 0.0 tropical nights a year. Oita City next door has 19.5 and Tokyo 17.8. Thirty minutes apart by car, and 19 fewer nights a year too warm to sleep. Extremely hot days are 0.4 at Yufuin against 5.8 in Oita City. The average August daily high is 29.8°C, 2.4°C below Oita City's 32.2. Yufuin's summer is made by 450 metres of height.

Winter mornings. In exchange, Yufuin has 88.0 winter days a year — on a quarter of the year the morning low is below 0°C. Oita City has 12.2 and Tokyo 15.2, so Yufuin has seven times as many as Oita City. There are also 1.4 days a year that stay below 0°C all day, which Oita City (0.0) does not have. This is the figure behind the city's phrase "an inland climate where snow falls".

Rain. The 1,992.2 mm a year is about 1.25 times Tokyo's and 265 mm more than Oita City's. The wettest month is June at 362.9 mm, then July at 355.2 mm. A town with mountains gets rain — Yufu is no exception.

Yufu City has Oita University Hospital inside it — 30 departments, 618 beds, and an advanced critical care centre. Among the places to move to covered on this site, having an advanced critical care centre inside the city is rare.

The distance from Yufuin	🔴 But the hospital is in Hasama. From Yufuin you cross the city to reach it (see the distances in §3). If you are looking on the Yufuin side, measure for yourself at the viewing where the nearest emergency care is. Nothing is guessed at here.
Primary	10 municipal schools — 4 in Hasama (Sekijo, Yufugawa, Hasama, Tani), 3 in Shonai (Anan, Nishi-Shonai, Higashi-Shonai) and 3 in Yufuin (Yufuin, Kawanishi, Tsukawara). Three or four in each of the former towns.
Junior high	3 municipal schools — Hasama Junior High (Hasama-machi Mukainoharu 440), Shonai Junior High (Shonai-cho Kakiharu 49) and Yufuin Junior High (Yufuin-cho Kawakita 1179). One for each former town. The city has also settled on a single uniform for all its junior high schools.
Reorganisation of the schools	🔴 It is happening now. In August 2026 the city held meetings on "the shape of the school environment in the Shonai area (setting up a combined primary and junior high school)" — one for residents and one for parents of pre-school children. If you are looking in Shonai, whether the catchment question is settled or not changes the picture. Ask the city's school administration division (097-582-1177).
Shopping	The city writes: "in commerce, the number of shops is falling with changes in society and the arrival of large stores, but new shops are opening and moving in at a remarkable rate, and new commercial centres are forming". Hasama touches Oita City, so shops on the Oita City side are within reach too.
Hot springs	Counting from the map data, there are 8 hot spring and day bathing facilities, 25 hotels and inns, 3 guest houses and 1 roadside station (§17). The city writes of Yufuin that "many visitors come to a hot spring resort".

CHAPTER 08What it costs you every year after you buy

The first thing to check in Yufu City is the sewerage. By the city's own account, public sewerage covers only "part of Hasama-machi Idaigaoka" — and that is run as part of Oita City's scheme. Beyond it there are 3 agricultural community sewerage districts, and everything else is on a combined-treatment septic tank.

The connection charge is ¥440,000 per household, and the cost of connecting to the existing works is entirely your own.
Combined-treatment septic tanks	—	—	The city writes: "outside the public sewerage areas, the agricultural community sewerage areas and estates with a shared septic tank, a combined-treatment septic tank is installed". In other words, most properties are on a septic tank. The Septic Tank Act requires maintenance at least three times a year, cleaning at least once a year and a statutory inspection once a year — and that costs money every year. The city has a grant towards installing a combined-treatment septic tank (running in Reiwa 8 as well).
Heating	—	—	🔴 The Yufuin side has 88.0 winter days a year (Oita City 12.2, §6). Both the length of the heating season and the amount you burn differ from Hasama. The figure varies so much with the house and how it is used that this site does not put a number on it. When you view a house, ask the seller or the agent what a winter of heating costs.
The car	—	—	The city is 24.7 kilometres east to west and 23.4 north to south. The main city hall is in Shonai and the branch offices in Hasama and Yufuin, so errands can mean travelling a long way inside your own city (§3). On the Yufuin side, winter tyres are a given.

CHAPTER 09What happens when you want to sell

In the Reiwa 8 official land price survey, residential land in Yufu City averaged ¥30,100 per square metre, +1.1% on the year. Commercial land was ¥135,200 (+3.4%) and all uses together ¥69,500 (+1.9%). It is rising.

Commercial land is 1.8 times Beppu'sCommercial land per square metre in the Reiwa 8 survey: Oita City ¥167,400, Yufu City ¥135,200, Beppu City ¥75,200. Yufu City's commercial land is about 1.8 times Beppu City's and close to Oita City's level. The hot spring town of Yufuin makes that figure. Residential land is ¥30,100, 45% of Oita City's ¥67,400 — a city where the ground you live on and the ground you trade on carry entirely different prices.

Residential land is rising too (+1.1%)Within Oita Prefecture: Oita City +4.7%, Beppu City +2.7%, Yufu City +1.1%. Yufu's rise is the smallest of the three, but it is a rise. Among the areas covered on this site, where many are falling, Yufu City is on the rising side.

Foreign residents are 3.2% of the population, about the national average (3.26%). By age band, 588 of the foreign residents are in their twenties — far more than any other band.

The peak band is the seventiesBy age band (including foreign residents), the seventies at 5,109 is the largest, then the fifties at 4,120 and the forties at 4,027. The under-tens are 2,566 and the teens 2,923, while the twenties are 3,370 and the thirties 3,308. That the twenties outnumber the teens can be read as people arriving to work in tourism in Yufuin.
