How to read this list

114 were built in 1981 or earlier — more than one in threeOf the 307 listings, 114 (37%) date from 1981 or earlier. The earthquake code changed in June 1981, so for a house older than that you need to allow for an assessment and strengthening work from the outset. Takamatsu City has a subsidy for earthquake strengthening (listed as “available” in Kagawa Prefecture’s table). And for a detached house registered on the vacant-home bank, renovation attracts half the eligible cost up to ¥500,000 (¥600,000 inside the residential guidance zone), and clearing out furniture half the cost up to ¥100,000 (§14). Before you buy, check with the city whether the house qualifies.

Plot sizes differ by half again between areasIn the centre the median plot is 140 square metres. In the east it is 207 m², in the west 206 m² and in the south 203 m² — a difference of 1.5 times (§2). Walking distance to the station and the shopping arcade with a tight plot, or a car-based life with a wide one — in Takamatsu the two are clearly separated. Along the Kotoden Kotohira Line and the JR Yosan Line you can look for something in between (§3). Elevation too: 3 metres in the centre, up to 303 metres on the southern hillsides. What the figure means, put plainly

66.7% means “two times out of three, shaking of shindo 6-lower or above arrives within 30 years”. Set against the other pages on this site — Futaba in the Fukushima 12 municipalities is 51.1%, and the nine Noto municipalities run 2.0–8.0%. Takamatsu is higher than any of them. There are two reasons. ① It faces the projected source region of the Nankai Trough, and ② the city hall stands on delta and coastal lowland (AVS30 208 m/s), ground that shakes readily. And then there is tsunami. Takamatsu faces the Seto Inland Sea, and the median elevation of the listings in the centre is 3 metres (§2). A prefectural capital with a warmer winter than Tokyo13.2 nights below 0℃ — fewer than Tokyo’s 15.2. Days staying below freezing: 0.0, so in a normal year it never stays below zero through the day. Snowfall totals 1 cm a year, with a deepest cover of 1 cm. January brings 39.4 mm of rain, the least of any month, and winter is clear and dry. On the plain you need neither a snow shovel nor winter tyres. That tells on both the heating bill and the trouble of getting about in winter. On the southern hillsides, though, the land climbs to 303 m (§2), so treat that separately.

One water authority for the whole prefecture is an unusual arrangementTakamatsu’s water is run not by the city but by the Kagawa Prefecture Wide-Area Water Authority. The prefecture’s water services are combined into a single wide-area body — nowhere else covered on this site is arranged that way (most are municipal, or a partial-affairs association such as the eight municipalities of Futaba District). Takamatsu City also contracts the collection of sewerage charges to the authority. Having a single point of contact makes things easier to follow for someone who has just moved in.

Whether you need a car depends on the areaIn the centre the median plot is 140 square metres (§2) — parking is harder to find, but you can get around on foot. In the east, south and west, plots run 203–207 square metres and a car is a given. Winter tyres, though, are essentially unnecessary on the plain (1 cm of snowfall a year, §6). That is a clear difference from places where it snows. Only the southern hillsides (up to 303 m) need separate thought.
And summer means air conditioning — 31.8 tropical nights and 12.7 days above 35℃ (§6). Cooling costs more here than heating.

Takamatsu alone is rising within the prefectureResidential land across Kagawa Prefecture is at −0.1%. Within that, Takamatsu City is at +0.5% and commercial land at +1.2%. People are gathering in Takamatsu, and that is what these figures show. On level, residential land at ¥64,500/m² is about a fifth of Nishinomiya’s (¥293,500/m²) on this site, above Kurashiki, and about three times Minamisoma’s (¥22,100/m²) in the Fukushima 12 municipalities. “Affordable for a prefectural capital, and not falling either” — that is where Takamatsu sits.

What tells when you sell is both the price of the land and how well the building has been looked after. And buyers will look at the 66.7% probability of shindo 6-lower or above within 30 years (§5) too. What 2.02 people per household means415,718 people in 206,238 households — 2.02 per household. On this site the Fukushima 12 municipalities come to 2.24 and Noto to 2.16. Households in Takamatsu are smaller. That means many one- and two-person households, which fits with being a branch-office economy city (§1) where people arrive on transfer or postings away from family, and with having a national university (§7). It is also a city where renting first and buying once you have lived here is an easy order to follow.
