Compared with Tokyo, the winter is milder and the peak of summer slightly more frequent.

Read these as Oita's figures, not Beppu'sBecause the Beppu AMeDAS station has no normals, the values used here are those of the Oita Local Meteorological Observatory, about 12 kilometres south. Both face the same Beppu Bay, so they will not differ greatly, but these are not Beppu's own figures. And within Beppu itself there is a 290-metre difference in elevation (§4). Kamegawa on the coast (median elevation 23.1 metres) and Ogiyama on the hillside (172.9) get cold differently in winter. If you are looking at a hillside listing, ask a local about winter in that particular belt. Temperature falls by roughly 0.6°C for every 100 metres of elevation.
The interior of the same prefecture has a different climateOita Prefecture is long from east to west, and between coastal Oita and inland Hita the days above 35°C run 5.8 against 22.0, and frost days 12.2 against 53.2differences of around fourfold. Beppu is on the coastal side, where the peak of summer rarely turns extreme and the year holds about 12 days below 0°C. Neither the fierce heat of inland Kyushu nor a northern winter reaches this belt. But humidity and tropical nights (19.5 a year) are on a par with Tokyo, so assume you will want air conditioning in the bedroom.
The hot springs change how winter worksIt does not show up in the figures, but Beppu has municipal and communal baths inside its residential streets. It is a town where you can live without heating a bath at home. The proof is in §8: the utility tariffs carry a category for "municipal hot spring supply" and a sewerage charge of "¥18 per cubic metre of hot spring waste water". The arithmetic of winter energy bills is different here from other towns. Where the communal baths are and how they work is best asked of the neighbourhood association once you have settled on a district (§11).

There are 12.2 frost days, 0.0 days below freezing all day and 1 centimetre of snow a year, so snow barely settles on the flat. A history as a town of convalescence is why the medical provision is so thickBeppu grew as a centre for convalescence and rehabilitation using its hot springs. The figures — 24 hospitals, 114 clinics and 561 doctors in a city of 110,000 — sit on that line. When you think about moving later in life, the distance to a clinic grows heavier every year. Of everywhere this site has covered, medical provision per head is at the very top here. But it is a town of slopes (§4), so bear in mind that "a hospital is close" and "a hospital is easy to get to" are not the same thing.

Kamegawa to the north and Hamawaki to the south each have their own shopping street and municipal bath. On the hillside (Ogiyama, Tsurumi) and in Kannawa & Myoban, a car is the assumption (§2). Down the hill to shop and back up again — if you choose the hillside, check first that you are content to do that every day. The winter road surface and the gradient in rain will not show themselves on a fine-weather viewing.

Three things move land prices in Beppu: 1. the hot springs themselves, 2. the 14 minutes to Oita City, and 3. demand from people who are not residents — tourism and international students. Residential land is ¥45,400/m² (+2.7%) and commercial ¥75,200/m² (+5.7%), both rising (§9).

1. There are areas where new hot springs may not be drilledOita Prefecture and Beppu City carried out a survey of hot spring resources between FY Heisei 30 and FY Reiwa 2, and on the strength of it designated two further "special protection areas" — West and Minamitateishi — where new drilling has not been permitted since 1 April Reiwa 4. The city states the finding as follows: "In simulations of the situation 100 years from now (2120), a fall in source temperature is predicted both where the number of sources stays as it is and where the volume drawn increases in future." If you intend to buy land with a hot spring, check first whether that address is inside a special protection area. Buy on the assumption that you can drill, and your plan will not stand.
2. Fourteen minutes to Oita City holds residential land up14 minutes by local train, 8 by limited express (§3). Residential land in Oita City is ¥67,400/m² against Beppu's ¥45,400two thirds of the price, fourteen minutes away. Because working in Oita and living in Beppu genuinely works, demand for residential land is not set by the city's 110,494 people alone. Residential land has held a rise of +2.7%, close to the prefectural average of +2.8%. Half the reason land rises while the population falls lies in those fourteen minutes.
3. People who are not residents are pushing commercial land upCommercial land at +5.7% is above commercial land in Oita City (+4.9%). That this happens in a town losing people (227 in a month) is because demand from people who are not residents — visitors, accommodation, international students — is buying the land. Many of APU's 6,699 students (§10) are on the resident register, and they matter both as rental demand and as footfall. But this is demand at the mercy of the economy and of policy on international study. If you are looking at this as an investment, keep residential (+2.7%) and commercial (+5.7%) clearly apart: they are moving differently.
Being a volcano is the reason for bothThe micro-landform at the city hall is volcanic piedmont, and the chance of intensity 6-lower or above within 30 years is 19.2% (§5). The median elevation of the homes for sale is 70.5 metres, with 39% above 100 (§4). The hot water, the steep slopes, and an earthquake probability that is not low by this site's standards (19.2%) all have the same cause: Mt. Tsurumi and Mt. Garan. Choosing "a town with hot springs" means choosing "to live on the skirt of a volcano" — accept that, and then read the hazard map for the particular address (§5).

Right now, Beppu is on the supporting sideFor those affected by the Kumamoto earthquake of 28 July Reiwa 8, the city is receiving relief donations in collection boxes at 13 places: two in the main city hall building, three branch offices (Kamegawa, Asahi, Nanbu), Beppu City Public Hall, four district community halls (North, West, Central, South), Noguchi Fureai Community Centre, the tourist information office at JR Beppu Sta., and Beppu City Social Welfare Hall. Bank transfer to the Beppu branch of Oita Bank is also accepted (no fee at the counter). The city is also taking people into municipal housing. As the secretariat of the Beppu City district of the Japanese Red Cross Society Oita Chapter, it keeps a permanent "domestic and overseas relief donations" box beside the main reception on the ground floor of city hall. A move may be some way off, but a donation can be made today.
